Does it cost anything to talk to Jeff?

Do I have to live near Monument to work with Jeff?

Not at all. Jeff works with buyers across Colorado — Monument, Colorado Springs, the Denver metro and beyond — and is licensed in ten more states including Wisconsin, Arizona, Florida and Virginia. Most of the process happens by phone, text and secure online tools anyway.

What makes Jeff different from an online lender?

A person who answers. Clients consistently describe fast responses, thorough explanations, and knowing what was happening at every stage. When your offer needs an updated letter on a Saturday, a website will not pick up. Jeff does.

Money questions

How much down payment do I need?

Program-dependent: conventional from 3%, FHA from 3.5%, VA and USDA from $0 for eligible borrowers — and CHFA down payment assistance can help qualified Colorado buyers with the rest. 20% down avoids mortgage insurance but is not required.

What credit score do I need?

Conventional generally starts around 620; FHA guidelines go as low as 580. Pricing improves as scores rise. If your score needs work, Jeff will point you at the changes that move it fastest.

What are closing costs and how much are they?

The one-time costs of making the loan and transferring the home — commonly 2–3% of the loan amount. You will see them itemized well before closing, and there are strategies (seller credits, lender credits) to reduce cash needed at the table.

Should I wait for rates to come down?

Nobody can time rates — anyone who claims otherwise is guessing. The honest framework: if the payment works for your budget today, the home starts building equity today. If rates drop later, refinancing exists.

Timing questions

How fast can I get pre-approved?

Often within a day or two of Jeff receiving your documents — sometimes same-day when timing matters. If you have found a house and hours count, say so.

How long does closing take in Colorado?

Commonly around 30 days from accepted contract, and often faster when the file is structured well from day one. Jeff sets the expectation for your specific scenario up front.

When should I talk to a lender — before or after finding a house?

Before. Always before. In competitive Front Range neighborhoods, offers without pre-approval letters are often not taken seriously. Fifteen minutes now saves heartbreak later.

I might buy next year. Is it too early to talk?

It is the perfect time. A year out means time to optimize credit, savings and programs — buyers who plan ahead consistently get better outcomes. Jeff is happy to build the runway with you.
